Xbox and Internet through a hub(not a router)

I have my xbox modded with a 100 gb hard drive and evo x on it. I tried to install Mimesis on my box, but it says it can't connect to the server! I know how to ftp to my xbox. I go into my network connection. Then the prpeties of the LAN connection and goto the TC/IP section. Then I click manually put in the IP adress and I enter my box's adress. I want to know, is there anyway to be able to ftp to my xbox without doing all that, and make it so it can connect to the internet? I'm using a hub, not a router. So I can't just select DHCP. Please help me!
